Self-catering Holidays on East Quay Rose cottage is at the inside end of a charming brick & flint terrace built in 1852 situated just off the picturesque East Quay. It has an enclosed South facing garden and access is via a shared "yard" leading up from the East Quay and across the neighbours' terraces. We manage Rose cottage on behalf of the owners and we are always on hand to help with local knowledge, advice and, if required, repairs. About Wells-next-the-Sea - The town with its amenities and shops is a short walk away, the creeks and marshes are at the end of the yard and the beach is a 1 mile journey by foot, boat, bike, train or car. The East Quay is a quiet extension of the main quay with houses on one side and the main creek on the other. The coming and going of the tide, the movements and antics of the many fishing and pleasure boats and the rich variety of wildlife offer a never-ending, fascinating spectacle. Wells has a thriving shopping street including a bakery, a greengrocer, a butcher, a fresh fish shop, a delicatessen, a small, but well stocked, supermarket and several gift shops. They are all open 7 days a week and offer a wide choice of good fresh produce. There is also a library, a health centre, 4 Churches and a Tourist Information Centre. What's included - Everything except food and drink! You will however find a supply of fresh milk, tea, coffee and sugar to get you going and we can provide a choice of starter packs (see further down) We provide bed linen and towels and there is no charge for heating and light. What's not included - Food, drink and other consumables, the local shops offer a wide range of fresh local produce and they are open 7 days a week, there are also restaurants to suit all tastes and budgets. If you wish to arrive completely empty handed, we can stock the cottage with a choice of two "starter packs" for you, you will find details further down. Booking period - the letting period is from 4pm on Saturday to 10am the following Saturday. It may be possible to "check-in" earlier but we will require you to keep clear while the cleaning is in progress. We occasionally offer mini-breaks, you will find details on our website or you can phone. Payment & Cancellation - your booking is confirmed upon receipt of a non-refundable deposit of £85, (unless agreed to be different), if you have to cancel your booking you may lose your deposit. The balance is payable not later than 2 weeks before arrival date, we will send you an invoice and due-date with your booking acceptance. If you have to cancel within 2 weeks of arrival date we will endeavour to re-let the property and will refund such amounts as we are able to recover. Damage & Breakages - you are required to pay either the cost of replacement or the excess on the insurance claim, whichever is the least. Parking - there is no parking available at the cottages but you can unload in the yard. During the winter months, October to March, parking is available on the East Quay, in the Summer it is limited to 8pm to 8am. To solve this problem, during the season, we provide a free parking permit for all of North Norfolk Council's car parks, including the 2 car parks in town which are less than 5 minutes walk away. Cleaning & Maintenance - the cottage will be cleaned and aired before your arrival, the beds will be made up and there will be a supply of clean towels. During your stay please keep the cottage clean, we have provided a full range of cleaning equipment to help you with this task. Should anything require fixing let us know, we are 2 doors away, and we will deal with it as soon as possible. Smoking - Rose cottage is a no-smoking house, we do not allow smoking indoors. There are ashtrays on the terrace where there is ample space and fresh air, and, if wet, an umbrella. Starter Packs - A supply of fresh milk, tea, coffee and sugar is provided, the following additional items can be supplied on request and are designed to see you through your first night and breakfast.
